Lender Approval: The process begins when the lender underwrites and approves the mortgage application. Once approved, the lender notifies our legal team to initiate the transaction.

Document Preparation & Title Search: We draft the mortgage documents based on the lender’s instructions, including terms such as interest structure and collateral. At the same time, we conduct a detailed title search to uncover any issues.

Resolving Title Issues: If we discover existing mortgages, liens, or disputes during the title search, we proactively address them to ensure the property can be mortgaged without delay.

Borrower Signing with Independent Legal Advice (ILA): We prepare a full signing package and send it to the borrower’s Independent Legal Advisor. The ILA lawyer reviews the documents with the borrower, explains their legal implications, and oversees the signing.

Review of Signed Documents: Once returned, our team carefully reviews the signed package to ensure everything is completed correctly. We coordinate with the ILA lawyer if corrections or additional documents are needed.

Requesting Mortgage Funds: After confirming the file is complete, we request the mortgage funds from the lender to prepare for registration and disbursement.

Registration & Fund Disbursement: We register the mortgage and related security on title, ensuring the lender’s interest is protected. Funds are disbursed through the borrower’s lawyer according to the lender’s instructions.

Final Closing & Confirmation: The transaction is officially closed. We provide the lender with proof of registration, executed legal documents, and confirmation of any disbursements made.
